How FACTION delivered a change of use strategy that allowed a school to gradually occupy a Sydney CBD commercial office building
Sydney Catholic Schools came to FACTION with a problem: they needed a Secondary Campus for their St Mary Cathedral College in Sydney, which was outgrowing its current buildings. Rather than a straight-out acquisition, FACTION’s transaction advisory service helped them secure 52-58 William Street as a new vertical campus – and allowed them to progressively refit and occupy the building as existing commercial leases fell due.
This reduced the overall project cost for Sydney Catholic Schools and permitted a staged approach to meeting the fit-out compliances required for a school occupying a commercial office building. The scope creates a discrete hybrid between commercial and school use as a satellite campus for specialised learning. The accommodation is two sub-ground levels, the ground level tenancy and level 1, containing school programming to supplement the existing St Mary's Cathedral College curriculum. The ground-level lobby entry, cafe, and levels 2-6 will be retained as commercial tenancy.
As education needs to grow and secondary-grade CBD office buildings search for new relevance, FACTION expects this will be the first of many such conversions across Australian CBDs.
