How FACTION helped unlock a site later voted “Brisbane’s Best Workplace” by global workplace experience analysts Leesman.

Appointed by Suncorp as tenancy and development advisors in their search for new headquarters in Brisbane, FACTION were challenged to consolidate four Suncorp locations into one, identify site options, and negotiate terms with developers.

The site was ultimately chosen – Mirvac’s 80 Ann Street — originally did not include the significant parcel fronting Turbot Street. FACTION identified this as an opportunity and negotiated with Mirvac to have this parcel included in their proposal, which allowed for a much more permeable design and supported extensive landscape features intended as part of the customer and staff experience. Unlocking the site this way was critical to the building design and project success.

FACTION’s role transitioned to include the Agreement for Lease negotiations and project management of the base building and the extensive fit-out. We achieved over $200m in occupancy cost savings. Still, the early initiative to explore expanded site options with developers Mirvac has created a lasting legacy value add for Suncorp, for owners Mirvac, and for the City of Brisbane.
